Buyer Agency

Buying and Selling Real Estate is a Complex Matter.

At first it might seem that by checking local picture books or online sites you could quickly find the right home at the right price. But a basic rule in real estate is that all properties are unique. No two properties -- even two identical models on the same street -- are precisely and exactly alike. Homes differ and so do contract terms, financing options, inspection requirements and closing costs. Also no two transactions are alike.

Why Should You Hire A Buyer Agent?

"Most agents who show you homes don't represent your interests. They work for the seller, and their object is to sell the house for the highest possible price." USA Today

"Many people don't realize that, unless specifically stated otherwise, brokers are legal representatives of sellers, A buyer broker, representing only the buyer, may be able to secure a better price and better terms." Good Housekeeping

"Buyer broker: agents that buyers can call their own...If your real estate agent isn't a buyer broker, he maybe working for the seller... Buyers no longer have to fend for themselves." U.S. News & World Report

How Buyer Agents Get Paid?

Using an exclusive Buyer Agent does not cost anything more than using any other type of real estate agent. In a standard real estate transaction, it doesn't cost a home buyer any more to use a Buyer Agent than it would if they used any broker to assist in locating the right home.

Whether a real estate broker represents the buyer or seller, there is always a brokerage fee paid from a real estate transaction when a broker is involved. In most cases the real estate brokerage fee is deducted from the seller's proceeds of the sale. In the majority of real estate transactions there are two brokerage firms involved. In the case of two brokers being involved in the same transaction, both brokers typically share the commission in the form of a cooperating broker fee. Because the brokers share the transaction commission, there is no additional cost to either the buyer or seller for using their own individual broker.

Summary

With the majority of real estate transactions involving professional real estate brokers, consumer groups agree that buyers should employ their own exclusive buyer agent to assist them in location, evaluating and negotiating real estate, without the fear of additional fees needing to be paid for buyer brokerage services.

In a maze of forms, financing, inspections, marketing, pricing and negotiating, it just makes sense to hire a Buyer Agent to represent you in the real estate transaction. The brokers at Century 21 Dinkel & Associates are ready to help represent and guide you through the real estate maze. Contact us today to get started.
